An EPC is based on the Standard Assessement Procedure for the Energy Rating of dwellings. It has been devised as a simple and easy to understand method of measuring the overall energy efficiency of a property.

 

The calculation assumes a standard occupancy and heating pattern based on the floor area of the property. The floor area of the property does not affect the ratings; so it does not matter where you live in the country be it Aberdeen or the Cornwall the Energy Efficiency Rating will be the same.

 

The higher the rating the more energy efficient the home is and the lower the fuel bill will be.

 

The EPC also provides an Environmental Impact Rating for the home. The higher the rating the less impact it has on the environment.
